Start With the Property, Not a Floor Plan

An ADU that works well on one Orange County lot may be impractical on another. Before selecting a plan, review access, setbacks, existing structures, utility locations, drainage, grading, trees, easements, and the relationship between the proposed unit and the main home.

A field review can identify expensive conflicts early. Limited equipment access, long utility runs, sloped yards, and required upgrades can affect the budget more than a small change in square footage.

Define the Purpose of the ADU

Decide whether the unit is intended for family, long-term rental income, a home office, aging in place, or future resale value. That purpose should guide privacy, parking, storage, bedroom count, accessibility, finish durability, and utility design.

• Studio, one-bedroom, or multi-bedroom plan
• Separate utility metering goals
• Owner-use versus rental-ready finishes

Coordinate Design, Engineering, and Permits
